In this situation I would have personally provided these tenants with a rent deduction. Not having a working washer for a few weeks is still a bit manageable, but surviving without a fridge for about 2 weeks is really long, especially without any sort of replacement. Keeping a small refrigerator is always a handy investment in case situations like these arise, especially in the summers.

@Tony Huynh I have given several tenants like this a second chance and they turned out just fine. It's great that she mentioned this to you upfront rather than hiding this fact on her rental application, which I see as a good sign!

Hey @Dee Sivad, we've been using a property management software for years now and trust me when I say that it's a game changer. You can manage all aspects of your rentals with just one platform and collecting rent has never been easier. I also use my property management company to list my properties, screen my tenants and sign leases. 

We've been using Innago and it works really well for us! They too ask for an SSN when signing up, and when I spoke to their support team, they mentioned that they are required by law to do so, since I am using them for online rent collection. I think most of the other companies you mentioned above will ask you for the same. I understand your concern, but it's definitely worth it.

I agree with all the other comments. You should never lower your tenant standards. I know that sometimes things can get tough but having a bad tenant will make your life a nightmare in the long run.

@Samuel Coronado This is really sweet of you to do! Whenever we've done welcome packages in the past, we've done candles, chocolate, cleaning supplies and a gift card to local store or restaurant.

Hey Camille, there are several good property management software options for you to choose from today. I recommend that you first make a list of all the features you'd like to see on the software. Then depending on your variables, test out a couple of softwares to see what best fits your business needs. We've been using Innago for years now and we're so glad we switched to property management software!
