@Linda Roberts I would not allow her to use her security deposit as one month's rent, since there might be damages after she vacates and you might need to use the deposit funds. 
It sounds like she's not going to be able to pay her rent through the end of the lease term. I too agree with Theresa, it's best if you ask her to break the lease early.

I used to use Craigslist to list my rentals previously, but noticed that I was receiving terrible leads all the time, which is why I stopped. I've now been listing to Zillow and Apartments.com and this has been working really well for me!

I like the idea of doing a video walk through. It not only saves a lot of time, but you will be very accommodating towards your new tenants as well and they will definitely appreciate the gesture.

@Samson Oni We use Innago to collect our rent and security deposit payments. It's free and really easy to use. I would stay far away from cash, that is just a bad idea.

@Juanito De Dios I think everyone has given you some really good advice so far. One thing that has really saved me hours of time is using a property management software. There are so many free and paid options available, so I would take some time to do some research and pick the one that fits your business best. Once you select a PMS, it's hard to make a switch later, so take some time with this decision but it will surely save you hours and hours of time in the long run since you can automate so many things with ease.
