@Jay Chung I agree with everything Nathan mentioned. It's important for you to test out a few softwares to see what meets your business needs best.
We've been using Innago for years and we love their platform. It makes rent collection a really easy process for us and we love that it's free and still offers so many landlord friendly options.

@Jake Barrutia I personally see this as a huge red flag too. If you need to evict the tenant for any reason during the lease term, things will get complicated.

@A Adkisson We've been using Innago for tenant screening. They use TransUnion as their screening service and I've found all the credit, criminal and eviction reports very helpful to review. They've also added a new income verification feature which has been a very useful add on.

We personally do not charge an application fee, but we do ask our applicants to pay for their tenant screening through the property management software we use. The software charges our applicants $35 to run a full screening - credit, criminal and eviction. And I've found that most applicants are okay with paying that amount, plus I definitely require all my tenants to be screened.

Our property management software automatically sends reminders to my tenants. They sent a reminder a few days before the due date, on the day that rent is due and once the tenant is late. It makes it a really easy process for me, since I don't have to manually remind my tenants at all.

@Corey Meyer I do not recommend collecting rent payments through Venmo. Instead use a free property management software to help you with the rent collection process.

I would say no and no to both of your questions. If the tenant had mentioned that they needed these appliances replaced before they moved into the unit, then that's a different story. However, they cannot be making these demands now and expect you to pay for it. 
You can supply them with a few dishwasher cleaning pods, so that they can run a cleaning cycle on it. But there's no need to replace the dishwasher or even pay them back for the fan, since it was their idea to replace it.

@Tosin Omoba We use Innago for rent collection. It's a free property management software and it has been working well for us. The best part of it is that they offer my tenants an Auto-pay option, which has greatly decreased the amount of late payments I receive.
