@Kim Meredith Hampton Thanks for sharing your experience with these tools. I've been looking into these too and your advice helps a lot!

@Jenna Meditz We've been using Innago for years and we absolutely love their software. It's free and very easy to use, especially when you are first starting out. Plus they have a whole suite of features that are essential for landlords.
Definitely do some testing to see which software best fits the needs of your business. But if you have any questions about Innago, you can feel free to reach out to me!

@Nilusha Jayasinghe We also use SmartMove's tenant screening through our property management software, Innago. TransUnion does provide a resident score, and after years of using their service, I've found the resident score to be quite reliable. Additionally, the applicant's credit report is comprehensive enough to accurately assess their credit.

We also allow our tenants to mount any TV's and any damage is taken out of their deposit.

I totally agree with every word @David Leggett said. But I feel like having an open, honest conversation with your tenant should help resolve the issue.

@Marysue Connelly I just spoke with one of my tenants last week and she mentioned that she's been using a Bilt Credit Card to pay rent to me. It's quite interested because Bilt has provided her with a bank account and routing number, so she's only charged for an ACH transaction. She earns points on it, which is the reason she's using Bilt has her rent payment method.

I second @Tim Miller I suggest you check out Innago. It is a free property software for landlords and they charge tenants $2 for every ACH transaction, but you can take this fee on instead of having your tenant pay in this case.

We use SmartMove through Innago. I understand that in states with restrictions, those specific reports are not pulled, but all other reports are displayed.
