We have found that the Zip Letters are great for specific lists like tax delinquencies or code violations. Since these types of situations will generally receive mail in similar envelopes from the local city or county office the response rate is higher than our yellowletters or postcardmania orders.

Good question @JamesHarris. We use a virtual office space for mailings which is similiar to a PO Box. We also have a virtual phone number. Additionally we employ the services of an after hours receptionist that will gather information and forward it to us if someone decides to give us a call at 3am. That way someone is always answering our phones 24 hours a day.

We have a great General Contractor and an amazing designer that we really love to work with on our remodels. The response has been great with the prior projects that we have completed.

For abandoned homes talk to the neighbors. If there isn't currently anyone living in the home then in my experience the neighbors are your best source of information. They will usually know what caused the home to be abandoned and possibly have some information on where they may have moved.

White text on a black background is harder to read for the human eye than black text on a white background. I would recommend changing the typeface of the paragraph on the top right hand corner to something bold so that it stands out just a hair more to the reader.

Overall they look good, best of luck with them. Would love to hear what type of response rate you receive!

I would at least trim the bushes and make them the same height, a well manicured lawn is always a plus. I also agree with Joe regarding cleaning up that sidewalk, that is a must. I would also take an edger to the other side and give the lawn a nice crisp line. Hope this helps and can't wait to hear what happens.

County offices are a great start. From my experience some of them are much friendlier and willing to work with you than others and you may have to spend some time sifting through their data to find the hidden jewels. One option you might want to try is a company called ReboGateway. Their software allows you to search by different "lead" types such as tax defaults, probate, new REO, Divorce, etc... The only draw back is that it is that it is by county and the data you want might not be available in a specific county. In our case Divorce leads were available in Multnomah county (Portland OR) but not in King County (Seattle WA). But give them a call and I'm sure they will let you know if Tax Defaults are available in your area.

For the last couple of years our company has alternated between Property Radar and Listability to find lists of homeowners for our postcard mailing. We have had good success with both but recently heard about a company called Black Knight Financial Services, I was curious to see if anyone has utilized their software and if so what kind of a response did you see from their information?
