Hi Brian, there is a company that we use called ReboGateway that allows you to search by certain "lead" types and one of them happens to be Notice of Default which is a stage in the pre-foreclosure process. They also have a lead type of new REO which might give you a heads up before anything else. I would give them a call and ask if this information is available in the counties you are searching in.

Personally I would rather spend 5k on a targeted audience like absentee owners with high equity rather than the shotgun approach. Half of those could go to renters and not reach the actual homeowner that you are looking for

I concur, given the choice I would go with hardwood over carpet anytime.

Are you able to narrow down your target audience by specific criteria or is this just blanket marketing within a zipcode?

I agree with @DavidKrulac you literally have to send out thousands of letters or postcards to get a higher response rate. One thing that we have started doing is asking people when they call why they called our card over the others. We then take their feedback and use it to change up our copy or our layout. 

Either way don't get discouraged, we have received dozens of deals from our postcard campaign. They will work you just have to put in the numbers.

Hi @David Grimm

Is the property vacant? You could always knock on the door and talk to them. Or if it is vacant talk to the neighbors. Chances are they can give you some kind of contact information for the owner.

The County records office is a must. Their records will also have a mailing address if they don't happen to live in that home. In our office we utilize Peoplesmart.com and USSearch.com to locate phone numbers and sometimes email addresses to contact the owner. If all else fails you can at least add the address to your next mailing list and hopefully get your phone number in their hands. Hope this helps!
