Easy!  Go with a broker that understands that it is your business & gives you the freedom to run it as such. 

Might have to pay monthly / transaction fees. 

I interviewed several (I was hiring them :) & chose the best for my circumstances. If you want, happy to share the list of questions I prepared. You'd probably have to add questions about your priorities.

In addition to lots of great points already made, if it was me, I'd ask both agent(s) to present & COMMIT to (in writing, e.g. additional clause of the listing agreement) their step-by-step marketing. Than, I'd decide, what's better values (& have assurance that the agent will indeed market the property well). Other ideas for marketing I didn't see you mention: Calling agents who are active, e.g. have listed, sold & had buyers in the area. Calling buyers (if they bought without an agent). Talking to neighbors (do their friends want to move to the neighborhood?) Etc. good Luca! PS. I sell 50% of my listings via open houses. So, it depends how an open is prepared for, conducted & followed upon.
