It is what you want to pay & a listing agent is willing to accept. In my county, most listings do show 6% (4% to buyer!s agent, of course); further north, I've seen 5% (2.5% each). Would be very careful about weighing pros & cons of paying less:).

most states don't allow that. Some have reciprocity with your home state. Best up call that state's real estate governing body & double check. 

Are you getting licensed in your home state or in the state were you planning to invest? you have to be actively licensed in the state where you want the access and pay MLS fees.

in Florida, the owner can cancel anytime.  Brokers have to make sure that there's no cancellation fee that the owner will be charged by the broker for the broker's advertising cost. Also, in our agreements the broker who was canceled on only gets the fee if the client was introduced to the property by them.  Easy way to verify that is to keep a list of who introduced which customer to the property.
