Further food for thought:, if you haven't already , I'd do a thorough estimate of how much up to code conversion might cost. Depending on your city's zoning, it can be pricey. Obviously, should he factored into your costs.

Good realtor will do that for you :). Our job is to network with buyers world - wide: travel, connections, etc. buyers come from listings, especially when marketed (including prospected) aggressively & purposefully.

Dear Danny:  couldn't agree with you more.  As said above, realtors are encouraged to make those calls.  As difficult (for me) it is to believe, some people do actually list based on a call that leads to an appointment, etc.--the higher the price, the less often that occurs.  Yet, it does, so realtors will continue (they've got nothing to loose & potentially a great listing & buyer leads to gain).  If I were you, I would record a voice mail greeting indicating that "if you are calling about property x, I am no longer interested in selling it / I already have an agent, etc."  That should do the trick (eventually anyway!)  

Wouldn't be a good realtor if didn't point out that among 43,000 Miami Dade realtors there are true professionals (who know how to market; understand the numbers; and are customer-focused).  Hope this helps & warmest regards, Malgorzata Maggie Sadowska
