Are there any resources out there that bring motivated sellers together to one website/forum?

Watch your mindset. Just because you are not currently in a position to be a motivated seller doesn't mean something bad couldn't happen to you. For the past 2 years every deal I've bought has been a foreclosure from a hotshot investor who f'ed up....and I've bought them through a realtor. Why go to a realtor for motivated sellers? Low hanging fruit. You can have your mailers, business cards, lettered cars and baseball hats that say "I buy houses....really I do...", but if you're ignoring the easy business right at hand to spend money on marketing chasing down business - your going to find real estate becoming a very expensive hobby rather than a business.
