Jermaine here, sounds like you could have a number of problems, what we do is try like hexx not to have a vacancy in sep, oct, nov, dec, jan, feb, if we are running close to sep, we place an add on Craigslist during the rehab and our contractors show the property, you could have a realtor that's not motivated, you could have little things wrong with the house e.g no covers on electrical outlets or your rent is too high, not in general just for this time of year, you should do new rent survey then consider lowering the rent with maybe a shorter term lease say eight months which will get you into the peak rental season again.

Jermaine here, we are not too worried about the breeds, what our interest are is size, we have a weight limit for pets, we do not allow pets that are or will grow over 20 pounds,

If the garage disposal worked when thay moved in then the tenant pays to fix it, and that goes for the drains too.

We install debris catchers in our drains you can find them at Lowe's or home depo, thay will save you a lot of headache.

Quarterly inspection is the way to go, that is what you and it works it plants that seed in the tenant head that we will coming soon, we are well aware of the fact that tenants just want to be left alone, but if its 100% privacy thay are after maybe thay should own.

Jermaine here, reading your post that tell me that you were not doing your quarterly inspection, a big no no in my book, i also gather that you did not take pic's before renting, I like to have the new tenant see me take the pic's.

As for the repair bids we do not get bids and show them to tenants, we have our maintenance team who are "the only contractors we trust", if you know what I mean.

I would tell that tenant see you in court.

Jermaine here, we have property in three states and all our leases have renters insurance required, renters insurance is very inexpensive and your payments depend on how many items you have and there val

Jermaine here, I tried with ok results some stuff from home depo, it is a degreaser that you buy to clean garage floor before you paint it, sorry I don't remember the name but it is with the garage floor paints.

As making the tenant replace broken items in our buildings we never allow that, we found that what a tenant think looks good only looks good to that tenant, we take care of all the repairs and charge the tenant if we feel the damage was cause by their negligence.
