Jermaine here, I would leave it the way it is, paying $65 will still be positive cash flow.

Our 8plex makes around $375 to $400 every three months with seven tenants doing laundry.

we do gift cards but only to those tenants that had on time payments all year, and the card always said "thanks for your on time payments all year"

Bet you,you have more on time payments next year.

We always pay to our building to be treated once a year, inside and outside.

I do have a friend who adds $3 to his tenants rent for annual pest control, and believe it or not they are fine with it.

Just a thought.

Can't speak for any other states but I represented our LLC in an eviction last August in VA, if it a"cut and dry" eviction I always represent our company.

PS you can also have your PM take care of your eviction in VA.

We have a mobile home. We rent that also has a propane tank 500 gallons, we rented the property with the tank filled at our cost and placed in a lease that tenant is to leave the tank filled when they leave at the end of tenancy tenant is responsible for all refilling during their tenancy. In my opinion that is the best we ever.

Song's good make that cash flow. We just got out of Devonport IA cash flow was good but too far from VA. Site visit was two flights and $400.00. But was a good experience.

In many cities the police rate the property by amount of calls they receive. When we invested in Iowa the police would ever send us a report that showed our points.

That may motivate your landlord to put some pressure on his problem tenant.

without a doubt get your local attorney to draft your lease, usually a local attorney will know a lot of the local laws and the first time you have to step in front of a judge the money you pay will be worth it.

We have ours on PDF, so it's easy to add clauses, I think we started with 6 pages and we're up to 8 now

Jermaine here, we do not reward our tenants with gift cards or that kind of stuff, we just provide a clean quiet and safe place to live, and given tenants $25 gift cards gets pretty expensive at around 20 units,

For the past couple years we sent out a simple holiday card and in any event most tenants just want to be left alone
