I am located in the Maryland area and would like to use the hard money to purchase a multi-family. The goal is to leverage the BRRRR method. I need help in finding a great deal. How can I find a great deal or maybe wholesalers or for sale by owner deals? Thank you in advance for any suggestions you share.

@Michael Spindler, I would ask whether they have prior experience working with REI and if so, do they provide daily leads? Be sure to share your expectations as well.

@Curtis Mears, I don't see an issue with tenants not having a drivers license as long as they have a State issued ID and valid SS#.  As for a tenant without a SS#, do they have a H1B or VISA?  If so, as long as you verify their employment I would not worry too much about that.  However, go with your gut...

@Vu Tran, I would extend as long as you are given the option to show the property In preparation of the lease ending.
