Hi Dawit, that is true.  It is best practice to use a quitclaim deed when it is from a family member, hence you know the person and can be assured that there are no liens on the property.  I'm sure someone who is an RE Attorney will chime in.

You should look up the home to ensure that it wasn't recently sold.  If not recently sold, try contacting the owner.

I would check with credit unions...or the listing that BiggerPockets offer for funding properties within their resources.  Sounds like a great idea.

Hi Alana,

It is my understanding that when you purchase an auction property that you need cash.  I know that one of Fund and Grow's strategy is to show you how to convert your credit into cash instead of doing a cash withdrawal.  They would be best at helping you do this, but you can use the cash from your credit card to do this.

I know this is one of the perks I am looking to take advantage of.
