@Lamont Clark thank you for your feedback.  I visited a seminar this evening and received a number of contacts for HMLs.  My goal is to become successful with wholesaling to prevent the need for using HMLs at this time.  I will keep you posted.

Hello all,

I am new to investing and am looking to diversify my efforts by wholesaling, implementing the BRRRR method and passing the Maryland Real Estate exam (April 2019). I would like to probe the seasoned investors by asking, what would you tell your novice investor self based on the lessons you have learned with your investment deals? I think this will be enlightening to all of starting out.

Thank you for sharing. I am also looking to purchase homes to run as rental properties. Currently, I am trying to identify how to qualify for a HML? Was it a challenge getting approved and did you get approved prior to making an offer?
