Hi Christus,

I am not sure, but can't wait to see what responses you get.  I am looking to invest in the Baltimore area.

My short-term goal is to have a minimum of 48 properties in 3 years @ $200 per month = $9,600 per month passive income.  My ultimate goal is 100 properties @$200 = $20,000 per month of passive income.

This is great information. It has me wondering how other REI are able to have 50+ properties. Are they financing them through a combination of personal and commercial loans?

@Damaso, thank you for your feedback. I am new to REI and am trying to determine the best way to start with limited financial resources. My initial thoughts were to run with wholesaling and save the cash earned for future investments and in parallel using hard money lending to purchase a home to flip so that the cash gained is saved for future REI (rental properties, etc).

Thanks, LuAnn

@Tiawana, great job!

@William, I am also in Baltimore and have started up. Here is the link to the Anne Arundel REIA: https://www.meetup.com/Unofficial-Biggerpockets-Re....

The meet-ups are usually local.

@Corey, great job!  I only hope to find a deal as good as this one.
