Hard money Lender - Approved for $600K

I am located in the Maryland area and would like to use the hard money to purchase a multi-family. The goal is to leverage the BRRRR method. I need help in finding a great deal. How can I find a great deal or maybe wholesalers or for sale by owner deals? Thank you in advance for any suggestions you share.

There are a lot of ways. Direct mailing, auctions, text marketing, etc. Hell, even finding a good buyers agent and trolling the MLS and keeping your eye on Craigslist can work. As far as wholesalers go, I would stop by your local REIA. There should be quite a few there.
