@Kris, how did you find your rentals? Did you use MLS, etc? Did you finance your rentals and if so did you use private lending? Can you share what you witnessed as poor communication? Thank you again for all of your feedback.

@Shaun, how do you do a title search?  I would guess that would be connecting to a title company.  I am just starting out and trying to cross all of my "t's" and dot all of my "i's".  Let me know what insight you can share.

I am sitting for my exam next week.  I agree, contact a broker for sponsorship in your area and see if they can help.

I would reinvest and increase your passive income...build additional assets.

@David, thank you for your feedback.  My gut was telling me it was a bad idea.  I haven't sent the letter and will send them using a PO BOX.

I am in the process of sending out direct mailers, only 100 to get a feel for sending them out.  I currently have a list of 800 resident addresses in my area.  When you send out your yellow letters do you use your personal address?

Hello everyone,

I am still in my infancy of investing and wondered for those who remembered when they first started, what was the deciding factor for whether or not to use a hard money lender or not?  I understand there are many avenues of using diverse financing (401K, savings, credit card, family support, credit union and private lenders).  Those of you who used hard money lenders, how did the process work for you?
