Welcome to the forums @Will Mixson!  Great idea trying to bring value to others, that's the best way to have people want to work with you.  @Sterling White is right if you go to a meet up or two you shouldn't have a hard time finding someone.  Is there something specific you want to learn?  I could probably point you in the right direction.  Are you in Mt. Morris,?  That seems pretty far from Detroit.  I know a couple of great meet ups in Troy and Detroit.

I'm a full time wholesaler and come across many properties and buyers in Warren.  Big city with great neighborhoods, rough neighborhoods and in between so there's usually something that will appeal to most.

Next service - Semi Annual gutter cleaning and maintenance. In Utah I'm trying to keep all the vegetation alive, in Michigan I'm trying to keep it cut back. I never knew trees could grow in rain gutters. It's important to have them cleaned out, secured and diverted away from the house. I need this done every spring and then every fall just after all the trees lose their leaves. I pay about $200 per house for one level houses and $250 per house that has a second level. These are normally about 1000 to 1500 sq. ft. homes. 
If you take photos of before and after it helps the client feel like they are spending money for something worthwhile. Also keep in mind the grading next to the house if it's on a negative slope then you could add that as an additional service by adding dirt and around the foundation and to give it a proper slope away from the house. Diverting gutters and correct slope around the foundation have helped me remedy water intrusion on 95% of my properties.

I think with your background in Lawn Maintenance that these would be good additions to your business. Hope this helps.

Hi @Angelica Osusky I'm a wholesaler in Michigan, winters can be tough, but you can flip all year round.  One of the benefits is you don't really have to put much or any money into landscaping during the winter.  You do have to deal with delays sometimes or worry about if it will be too cold to paint or ensuring you don't let water pipes freeze.  It can be done though!

Hi @Account Closed I'm a full time wholesaler in Michigan.  I just recently sold my duplex to an investor in Colorado and am now selling another one of my personal rentals in Kalamazoo where rent is over 2.3% of purchase price.  Hard to beat some of these Michigan properties.  If there's anything I can ever do to help, let me know!
