I did email the contact that was posted on the treasurers website to ask about a couple properties. He just said they've already been sold or offers pending... I wonder if he's talking about after the 6 months you referred to Aaron Yates or just they weren't for sale bc they're not going on the market until rehabbed? Guess ill just have to keep an eye on them. Would t mind them making them turn key if they sell belie market bc they can still make a nice profit after buying them for minimum bid.

Good points Jon Holdman the whole if it sounds too good to be true, always seems to ring true. Especially dealing with someone you don't know or out of your local market, I'm sure you're just asking to get burned if you don't do your homework on comps or real rents expenses vacancies etc. That's why I like the idea of buying turn key properties from people in your local REIA that you can build the long term on going relationship with, maybe a flipper, whole saler or just someone in the group looking to cash in quickly on some of their holdings.

Ali Boone love your outlook on investing. I'm in a similar situation as Gary. I work full time and travel a lot so don't have a lot of time to commit to RE. I'd say getting involved with your local REIA is a good way to find turn key properties. I bought mine for below market ready to go from a friend that is a full time re investor. Are companies that specialize is turn key rentals a good idea? Do they actual sell the properties at a good value?

Thanks all for the input and pointers. I didn't explain myself very clearly. Basically what is happening is my dad is taking out an unsecured loan for the 18k and giving it to me for the house. Now I've written up a mortage note and will be making mortgage payments to my dad. So there is a mortgage written up and a paper trail of payments being made to him so that I can refi. As for being able to refi 18k I guess we'll see, because the mortgage guy is saying he can do 18k. I'll let you know what happens.

To be honest I have next to no experiance with Self Directed IRA's, but it is something that a client in Texas was recently looking into for unconventional IRA investments such as real estate and oil interest. Once I hear more I'll pass along the info.
