@Aaron Helmholdt not necessarily, but I bought it off a friend who is a full time investor who know that market really well and is managing the property for me. Wasn't planning on buying on the west side it just was a great deal that I didn't want to pass up. I do think there are many more in that area though.

would you buy a rental across the street from your home or in the same neighborhood?

My initial thought is no, because of the possible drama that it could lead to if things went south with the tenants. But I also know that people sometimes buy multi family units to live in while renting out the rest and it can be a great investment.

So buy a rental on my street if the numbers work or there are too many deals to be had to pursue something that could turn into a nightmare?

Do you suggest paying off the loans first because "Debt is dumb and cash is king" or can you elaborate a little more.

I currently have student loans with interest rates 3-6%

I just bought my first rental property and want to continue to do more before worrying about my student loans. (I'm currently paying them, just the minimum). My thought process is at 3-6% interest I don't feel panicked to pay them off early, like if it was credit card debt. I also know that home prices and interest rates are going up and don't want to look back in a few years and think about the deals I missed. Do you think this is the wrong way to think? I know everyones situation is different. I know as a pharmacist Ryan will make great money, but if the interest on the loans are low is or should there be a rush to pay them off? And I would def wait a long time for the Florida condo right now, just put some money aside for a nice trip there each year or anywhere else you'd want to go.
