Welcome to the forums @Robert Garcia!  There are a lot of helpful people here and great information.  I'm a full time wholesaler in Southeast Michigan.  The properties I find are in Oakland, Macomb and Wayne county.  I also know a very active wholesaler in the Ypsilanti Ann Arbor area.  If there is ever anything I can do to help, feel free to message me!

That's true James what counts is how many calls per deal or how many mail pieces per deal.  I think if you're returning calls (both voicemail and missed calls) probably 1 deal per 50 calls.  Answering calls live 1 deal per 30 calls.  These are just rough estimates.  I'd be curious to see what others say, but it definitely makes a difference where the leads are coming from.  Yellow letters vs postcards vs bandit signs vs website, etc.  Anyone else willing to share how many calls per deal?

@Brett Snodgrass this will be really interesting to see who's been doing this for over 5 years. I wish I would have started 5 years ago... Since deals were so abundant 5 - 8 years ago I wonder if that made it hard to be a wholesaler or if the contracts were just priced that much lower. At least then there wouldn't have been as much competition from other wholesalers. REI always needs to start with a deal. So I think that's why anyone should keep with it. Find the deal, fix it up to rent it out or flip it. If you don't want it, but the numbers work, wholesale it. That's great you're sharing your process with others!

@Darwin Crawford glad for guys like you and others that do things right.  There's too many out that give us a bad name.  That's very cool that you wholesale virtually.  I'd like to eventually, but sticking to my local market for now.  Are you running your own or still with the large company?

Hi @Christopher Cronin, Michael is right, there is a lot of free info out there that are good to start with.  You can listen to Shawn Terry's podcast to get the idea of how to do things and Michael Quarles podcast have live phone calls you can listen to that are very helpful.  I think both of those guys offer programs as well, but all the info you need is out there for free.  Then maybe you can go to local meet ups and partner up with a successful wholesaler as you're starting out.  Courses can be good to hold you accountable or give you that push, but spending money on marketing and talking to prospects will get you results.  Good luck out there!

Hi @Christopher Franco welcome to the forums!  I come across Ferndale properties every few months or so.  If you end up wanting to have professional property management I would recommend Castle or Epic Property Management.  Also @Carson M. would be a very helpful guy to connect with.  If there's anything I can do to help, let me know!
