Help with tenant issue please

Tenant living there for 3 yrs. She abandoned the property a few months ago which I just found out about. Her ex moved in 4 months ago which I also just found out about and he won't leave the property. I think i need to file a landlord tenant complaint the the magisterial judge but would I include both names now? any advise on how to best handle this besides contacting a lawyer which will cost too much for me right now. Rent is owed to me. any advice is greatly appreciated please help. I think he is now considered a legal tenant in PA ugh.

Linda, wish I could help but I'm unfamiliar with the situation so I'll bump the question to see if anyone else can help. I know you said contacting a lawyer will cost too much, but my guess is it'll end up saving you the most money.  So though it'll cost a few hundred dollars now, it could save thousands in the future in lost rent.
