Squatter help please!!!!!!! Urgent in PA

My lease states that I can file a landlord tenant complaint without providing notice to quit - if the tenant vacated the property but left me with a squatter (ex boyfriend) that won't leave the unit - would the clause i have in the lease still follow along the same lines for this squatter? can i file for eviction tomorrow or since he's a squatter need to give notice to vacate?

With my experience with squatters/homeless people.

Most of the time they have warrants!

They do not want to deal with the police!

And they know they are breaking the law!

I have used this statement several times

I knock on the door and can tell if they approach the door, I say very loud that" I am here to 

change locks and I will give you 10 minuets to grab your stuff and vacate or I will call the police"

I have always had success doing this.  !

Or you can call an attorney and go through all the steps and about $600 and 3-6 weeks later you may get them out!

Linda if this person is not on the lease they are living there as a trespasser and they need to leave.

Or you may try this approach!

Get some 25 year old 6'4" and 250 lbs of solid muscle to do it and give them $50 if the tenant leaves!

I think either will be more successful than the attorney's .

I am sure all the conservative, skinny jeans BP members will have fun with this Post!
