Long Beach, CA is voting for this tonight...gee i wonder how they will vote??? I purchased in Long Beach because there was no rent control at the time...but now there is state-wide rent control. And now this...I'll just have to become a branch of the government and float my tenants rents...nobody even know how long this will last...

The city council of Long Beach, CA is having a special virtual meeting tonight to vote on an eviction moratorium for the foreseeable future. i specifically purchased in long beach because there was no rent control at the time. I am 100% positive the moratorium will pass and then i will just be forced to provide welfare on my dime.

I have WASH. I always wonder how i can tell if they aren't shortchanging me on the rent. they put the mobile app machinesin a few months ago...I am not sure if the extra water usage justifies the tiny ammount of $$$ i get from WASH. I keep toying with the idea of just getting rid of them.

Follow the terms of your lease, and get rid of her as soon as you can. nothing good will come of this...eventually something bad might happen.

I'm In the hood...I provide the stove. If you provide the fridge, they will leave it all nasty for you to clean out. My leases all say the stove and wall unit AC are provided as extras, and if they break the tenant is responsible for replacement....HOWEVER...I hit the tenant lottery like 3 years ago...and my slowest tenant pays about on the 2nd day of the month, and no problems...sooo...I've replaced two stoves on my dime, because these people are good, and i want them to stay.

Check your local laws. In SoCal my local Section 8 Office somehow got my Cell number, and they were blowing it up for a while trying to convince me....HELL NO. I hear people say blah blah blah...get most of your check electronically deposited, blah blah blah you dont have to worry about it...I'd rather just have good tenants that pay ALL the rent on their own. I don't want to be a partner with my local section 8 office. 

When I switched pm's I had to be mindful of the orginal pm contract, and give whatever notice was on the contract...I had already found a new pm I wanted to work with and brought them up to speed on my situation...they took care of the new leases...if the new pm doesnt make your life easier, why are you changing?

I only supply Stoves and wall AC units...my lease states the they are there as a courtesy, and the tenant is repsonsible if they break...HOWEVER...I always eat the cost of repair or replacment. Forget about home warranties...they specialize in exclusion clauses...if they do repairs, they use the crappiest parts, and they do not attend to repairs in a timely manner for you as a landlord.
