Welcome Brett!  That is an interesting call...but I will give you my gut response.  I would go with the city, largely do to better appreciation in the long run.  Also, a rural community may not make its way out of the epidemic...and it could be difficult to sell in the future.  Language barriers can always be overcome with a little help from friends or a college student...I wouldn't consider that a deterrent at all. Good luck and let me know what you decide!

You are correct...a split can be many shades of grey.  In my experience, a typical split is usually even between partners, regardless of roles.

Hi Lawrence.  In CA it has been illegal to do so for years.  Regardless of the state laws, it is more professional to mail them.  Keep track of your mailing expenses and be certain to include them on your tax deductions!

Welcome to BP Joey!  As a way to get your foot in the RE door...have you considered directly contacting a RE agent or broker?  Many are often looking for part-timers to do admin work to start...and this experience you clearly have!  (You could even find some weekend hours to try it out, without quitting your current day job.)  Realtors are a very networked bunch in general, and usually helpful to those first starting out...a lot happens  through word of mouth.  I would ask everyone you know if they know a local Realtor...it would be most likely that you could make a first connection there.  If not, visit open houses where Realtors are, and chat with them to gain connections and advice on breaking into the industry.

If you are looking for a career change...do not delay.  Go for it!  The advantage of working with a RE broker, as opposed to PM, is a direct line to eventually becoming licensed. Many brokers are looking for this, and will even provide free training and sometimes pay the fees for you to become licensed.  I hope this helps, and please let me know how it goes!

Hi Johann!  I agree with you...don't buy American Standard...junk!  As for records...I typically don't keep what I don't need outside of the IRS mandates.  (Exception being major appliances, roofing, etc).  Some things simply aren't worth "the warranty".  Good luck with your next plumbing purchase!
