 @Ravi P.  Thanks for the all the great questions. It is indeed an unwelcome but growing problem!  I'll have my landlord follow up with previous landlord, but many times they are mum and happy to be rid of tenant. :(

In general, for a single family, the presumption after this period of time would be that the tenants were the cause, and are responsible for the cost of fixing.

The PM should have a nice quiet personal conversation with the tenant.

 I'm thinking my PM needs to do the same. Wished I could find better management!  Lease protects me and this is Ohio. Thank you!

@Paul Amegatcher Would LOVE to have your contact info for a bed bug buster.  Yes, I'm contacting an attorney for advice tomorrow, but really don't want to go that far.

Hi BP Community!

One of my SF in the Dayton, OH is reporting bed bugs.  They moved in December 1, 2016 and just reported it to my PM this week.  I know it wasn't infested 6 months ago, and I have always made repairs in a timely manner once reported.  Tenant is insistent that it wasn't him, and expects me to pay the $2600 treatment.  He also wants to sue for damages of mattresses thrown out, furniture, etc.  In this area we have seen an uptick in bed bugs, but he's been living there long enough for a judge to side with me.  Any ideas on how to help my Property Manager defuse the situation before court even happens?  I'm so over this tenant!

Thank you Steven!  Basically I'm looking to roll a small commercial portfolio that is out of state, into a larger portfolio closer to where I live.  I'm anxious to own property closer to me and was wondering how long before I can achieve that goal!  Thank you for your help!

Thanks Drew!  The properties have always been B&H, some owned for years and entirely as investments.  The new unit is for the same purpose, only to roll a smaller portfolio into another larger investment by way of 1031.  (None are flips, bad usage of language on my part, I should have said "quick exchange" instead of flipping. ;)  Thanks for responding.

Hello fellow BP'rs!

I have been trying to find concrete info on laws...but it seems to be a grey area?  I acquired a new unit and I'm now looking at a 1031 exchange of a portfolio (5 units, commercial financing) into something much larger.  How long do I have to "season" the latest purchase before I can exchange into a larger portfolio?  And...would anyone like to share their story on "flipping" their smaller portfolio into a larger one in record time?  :)
