Hi Jason,

IMO if I were in your situation...I would keep it...and leverage it.  (Many options there!)  This is Silicon Valley...this is CA.  If you look at the history of what property does in CA, (especially over 10-20 years) that should satisfy any anxiety.  Also, your estimates on your current property are too low given the location..I don't care if it's a shack!  :)

Hi Jacqueline!

One of my units is a walk-up, and I would have to say that steps definitely factor in on who rents, and how long they stay.  I have no knowledge of your market or demographics.  I know that many working professionals in their 20's and 30's have no issue with it all.  Ultimately only you will be able to make this judgement call, but if it's a good property in a desirable area, it may well compensate for steps.  I hope this helps, let us know what you decide!

Also keep in mind the school districts my friends!  That is what has driven Cupertino, Saratoga, and Cambrian over 10% gains in the past year.  Silicon Valley has been a hotbed...and will continue to be...until tech looses some of its secondary funding from outside the U.S. that will incur a cooling period.  Until then...here's to your buying success!
