If rural deals are not what you are looking for and you want your deals to come from specific areas, directly target your direct mail to that area. Don't mail to an area where there is no action going on (cash sales, flips, wholesales, infill new construction). Online leads are going to be scattered and it's difficult to control where the leads come from with this channel.

1. Remove duplicates from the list before mailing. There are usually to many names to sift through and decide which property you should mail about. If a seller has multiple properties and they are wanting to sell one other than the one you mailed about, they will still call and let you know. 2. If you have their contact info, there is no need to keep mailing them. Just set reminders to call them periodically and follow up. If they don't like your offer call them again in 6 months. This works great in a rising market because even if the seller keeps their asking price constant and market rises to allow for a higher purchase price. 3. There is no correct answer here. Try it and measure the results. I have seen that a series of letters that build off of each other works well for us. 4. If you add lists make sure you mail to each list for at least 6 months. If you like, refresh the list and mail again. Good job getting started. Make it happen!
