You should make sure it's clear how much each party will be paid and that this is on the HUD and paid by the title company at closing.

There are some really good Podcasts about this topic. A few good ones are: Michael Quarles Jerry Puckett Jason Grote Sharon Vornholt To name a few. They will have you on the right track in no time.

I spent a ton of time looking for this info and I was using different, more time consuming routes to discover zoning on Austin properties. I've been using this for a while know and thought others should know about it as well. After talking to a CEO of one of the major funding portals yesterday, I learned that New York & Austin are two of the most attractive markets to their investors.

Finding niches in wholesaling property works really well. We like to figure out what is being taught most in the majority of the training courses and target niches outside of that.

At one point most courses were teaching people to send direct mail to:

  • Absentee owners 
  • 3/2/2's
  • owned for 15+ years

Therefore, sellers who meet that criteria get marketed to by 10's of people per day.

Just looking slightly outside of that produced many deals for us that were 2/1's, 2/2's, owned for 10 years , owner occupied etc.
