@John Collins You should educate yourself more while you continue to build capital.

Network while doing this and gain some strong partners that can lead you in the right direction.

The time it took to save up 100k at home may not be so easy to save up again. Who knows what will happen next year....Life happens, and you can lose that $100k in the blink of an eye with the wrong choices.

I don’t think you should evict a paying tenant. You will have to run the process to get rid of the smoke one way or another. 

I would say to do as @Theresa Harris said and remind her about smoking outside.

NY state has been tough for years, it's worse now due to the state legislative accomplishments and (likely) future plans in this arena. I do know that Charlotte has definitely grown in price quite a bit due to the huge influx of people to the region. I imagine there are a few areas there, but I am not sure if you will find great investment returns.

It's harder to find deals these days. For my money, I like Kentucky and Tennessee. I was in Virginia until a few weeks ago (sold our multi-family). Even that's getting tougher with a tax and inventory situation.
