@Matthew Gray I would talk to people close to you and see if you can partner with someone being that you have access to some resources another with capital may not.

@Jose Huijon you made a great first choice of looking to invest in real estate. With 10k you can do a few things depending on how creative you are.

BUT, the first move you should make is to do your homework about real estate investing fully before putting a dime into it. Bigger Pockets has so much to offer, read books, get into forums, listen podcasts/youtube, connect with people and learn from investors already successful in the game. 

INVEST IN YOURSELF FIRST!! Good luck!

@Pope Lake If you decide to wait until the market turns, who is to say when that will be? 

You may miss out on many opportunities waiting for an economic downturn, and who’s to say when it does happen that you will be in the same situation to buy as you are now?

Don’t wait. Do your homework, find an opportunity and go for it.

Find the true value by getting it appraised, if its 500k+ dont sell.

Dont worry about the rehab right now, cross that bridge when you can afford to. I believe due to the deliquency of the 2nd mortgage you may not be eligible for any program opportunities, but I would do the research to confirm.

Just keep it simple...I would forget about the 2 family thoughts.

It can be done, but one must be very hands on. There is nothing passive about investing in a “war zone”.

If your looking for less headaches, look at Class A and B. At the end of the day you HAVE to know what your getting yourself into.

Dont be in denial and dont be naive.
