@Jhon Restrepo Have you ever been in a situation where you had those types of tenants on a OOS property? If so, please elaborate.

@Account Closed Well put, I agree that there should definitely be respect on both sides. I could only imagine a scenario where lawyers or court appearances were involved!

What are some headaches that a landlord could run into when renting to tenants in a C- and D class neighborhood? 

Also, what are some solutions for those headaches?

@Joe Splitrock Im just curious, can't you just do a better screening on the tenants to avoid having future missed payments? or is it something that is inevitable?

I feel a heavy hitter can be anyone in the real estate industry, doesn't necessarily have to be an investor per say. As @Jay Hinrichs said its the content that is well received for a long period of time that speaks volumes. If I see someone with more votes then posts  (preferably in the numbers of 10,000+) your a "big dog" lol.

@Ray Bruce Welcome to BP and thank you for your service! Educate yourself as much as possible, not to say you should less if you were investing close to home. However you should especially because you are doing OOS investing, you need to make sure you are ready.

@John Price I would love to tell you that I have an idea, unfortunately I don't lol. This project may be a bit too steep, I would also agree with the above comments. It sounds like it could be a money pit for you.

@Peter Walther These quick transfers are done all the time as I'm sure you know. I suggest one should speak with the bank first before doing so (in case of a due on sales clause among other things) and get written permission. The bank will always know when a transfer is being done for the most part and may turn a blind eye; however it may not be in the best interest for one to forgo. Nevertheless, to each their own.
