Other than McCaw PM🙂, I trust Brickyard PM out of Richardson for the D side of DFW and PMI Metroplex out of Bedford for the FW side of DFW. Both are ran by solid guys.

DFW is a very tight market right now. Looks to be even more competitive with Zillow's iBuyer program just starting.

There are a few "teams" that may be open to bringing you on board. But research them and ask for references. I can tell you now some of the larger wholesalers in DFW burn bridges as fast as they build them. Feel free to call me or pm me later for my honest thoughts on any you are interested in.

@Alan Zee check out Lifestyles Unlimited. They are a great resource for multifamily investing. L.U. started in Houston and has a great office in Dallas also.

I've been down this lease with my lower end tenants. Some tenants just suck. Take the emotions out of the business. Hold them to the lease with no exceptions. They need to be a grown up to lease a property. So they need to act it.

I have been reading through these posts and it seems many of yall have indiviual policies. It makes sense to get a commercial polocy as soon as possible for the best pricing and ease of keeping up with the policies. In addition, mine are flexible when including rehab properties without going to get a builders risk.

You cannot edit greater to lesser. What we have on our management agreements is 12 B. (b) "zero" and then in section 20. Special Provisions we make it clear that either party can terminate with a writen 30 day notice with no termination fee.

Very true. The million dollar mark is really just a number. Your return on your equity is important. What matters is how your million dollars is working for you. Is it just real estate dead equity with no cashflow? Is it in cashflowing notes? Is it sitting in a 0.01% saving account. All these have completely different incomes attached to the million dollars.
