@Brad Franks I would at least get a security deposit. Personal choice on the pet deposit. Sometimes if you ask too much they leave. So don't push it.

I would first read a couple of the books writen by the BiggerPockets folks. 

If you ae teaching social media marketing there are many real estate investors that could be come clients of yours. Get paid by them while you learn what they are doing.

If they don't have a lease you should be able to dictate what happens next. I would offer to let them stay at a rate that works for you. Be sure to raise it to above a $ you think you need to break even. There are always additional expenses. If they don't sign for the increased rate have them move out and start the rehab.

We do this all the time for my clients in Dallas Fort Worth, TX. I'm sure it is a valid option in FL.

@Tabari Jordan  Be sure to visit your local real estate investment clubs. Check out Propelio and Roughneck 2 Real Estate facebook group. Lots of free info there. They are real and teach how to get in without asking you to pay them crazy money.

@Rachel Chavez Yes Fort Worth is a great area. It is often overlooked by investors that seem to focus on Dallas side too much. MANY jobs are locating here. IF you are focused on appriciating I would focus more on the North of 820 along either side of  I-35W or HWY 377. And also HWY 287 heading Northwest of I-35W. Google Alliance Texas. I think you will understand why it is a great area.

What kind of property are you looking at. We have had good luck with single family, townhomes and fourplexes in that area. All rent well. I can give you a better break down if oyu provide me an address. Generally the single family homes are going faster than the others.

@Adriana Diaz I wish your property got as much interest as your BiggerPockets thread:)

I agree with many of the posts above. However, they seem to be missing a major change that has happened in the market over the last few years. Tenants have very short attention spans.

  • 1)Marketing is VERY important. Go with professional photos. Maybe even a video tour. You want the prospects to stop clicking through houses and spend time to look at yours.
  • 2)You need to make sure your agent is answering every inquiry within a few minutes. This includes, calls, emails and text. If the listing agent responds later that day….too late the prospect has moved on to another house.
  • 3)Accessibility is key. If you have the best house with the best price it means nothing if the tenants can’t visit the property. Tenants in 2019 don’t want to schedule a showing later in the week or even tomorrow. They want to see the house TODAY. Make sure your agent is able to show houses quickly with an electronic system or with has other agents to help show house. I like Rently, Show Mojo, or Tenant Turner.
