In a many cases the stock broker business is a racket. They are salesmen. Just like any other business. More often than not they are completely unaware of their lack of knowledge outside of the 3-4 products they sell. 

There are a few exceptions. A true wealth manager understands how the big picture works. Also don't trust the fancy abbreviations behind their name. They can each get bought for a few hundred bucks online.  The V.P. title is handed out like candy.

What kind of deals specifically?

Those are the last place to look for deals in my area Dallas-Fort Worth, TX.

I get most of my deals from networking and wholesalers. You can also market to distressed sellers to get straight to the source. I used YellowLetters.com and GoBigPrinting.com in the past with great success.

If you a deal go to any local real estate investment club, reach out to a hard moeny lender (they need properties to lend on). If no bites...I doubt is a good deal. 

Also find the deal first. That is harder. And you wil have something to talk about to prosepctive buyers.

Varies by state. In Texas you have to be or be sponsored by a real estate broker.

@Jamell Glanville don't rush to invest the money. Spend some time visiting local real estate investment clubs. In my area buying at auction is somewhat a gamble. You don't know what you are buying until you bought it. And $10k won't go far if there are problems.

I once had my Series 7 license and selling stocks, bonds etc was my job. On the side I was investing in real estate. Fastforward to today, real estate is my profession. 100% of my income comes from real estate in one way or another. I am huge on multiple streams of income. My current portfolio is similiar to @Seth M. Jones. My "traditional" investments of mutual funds are all inside my company 401k. If you are wise about your investments, real estate is hard to beat when it comes to long term returns and stability. I have owned many stocks that have gone to zero. But I have never owned a home that went to zero value.

Wait until after the framing is complete. I would question the contractor's experience. Also you may want to look into vinyl plank. It is waterproof.
