Fort Worth Tx property management termination fee question
Item 12 in the "standard Residential Leasing and Property Management Agreement" from Tx association of realty, has a termination fee defined as the greater of two numbers. One is the remaining management fee. The other is a fixed number.
I am told the "greater" cannot be edited out or changed to the "lesser" of.
Any thoughts or opinion?

You cannot edit greater to lesser. What we have on our management agreements is 12 B. (b) "zero" and then in section 20. Special Provisions we make it clear that either party can terminate with a writen 30 day notice with no termination fee.
