Maintenance Coordinator Property Management - Dallas-Fort Worth, TX

Our professional property management firm is seeking an experienced maintenance professional to help care for our clients' properties. You should apply for this position if you are:

Position Responsibilities

The selected applicant will work in the office from Monday through Friday during normal business hours and will require some after-hours phone coverage throughout the week. The Coordinator is responsible for calling tenants and vendors to coordinate the required maintenance work to be completed on properties managed by the company. This position requires strong organizational and time management skills as well as computer skills and good communication skills. Daily roles and responsibilities include, but are not limited to, the following: Communicate maintenance requests, work status, completion, etc. with property owners, tenants, company employees and vendors. Review work order requests and approve or deny the requested work. Assign work orders to the appropriate maintenance vendor. Follow through to ensure the work was completed. Coordinate routine home inspections and report results back to property owners. Maintain and develop vendor relationships.

Qualifications:

  • 2+ years' work experience in the service industry
  • Must have strong organization skills
  • Strong communication skills with an ability to clearly and concisely articulate complex information, both verbally and in writing
  • Strong customer service skills
  • Work independently with minimal supervision
  • Highly detail oriented and organized in work is a must
  • Ability to act and operate independently with minimal daily direction from the manager
  • Proficiency with email and Microsoft Office applications
  • Punctual, self-motivated, and dedicated
  • Experience in invoicing a plus

Job Description:

  • Answer incoming calls – answer general questions & route to appropriate employee as needed
  • Reviewing & Assigning incoming work orders
  • Monitor open work orders for completion
  • Communicate with owners, tenants, and vendors
  • Handle all Violation Notices and City rental registrations
  • Customer Service/Survey calls after work orders are completed
  • Assist with office projects/tasks on an as needed basis

HIRING MAINTENANCE TECH

We are a growing property management company that specializes in single family homes.
Job duties include:
- Basic plumbing (repair faucets/clear drains/similar)
- Prefer experience in HVAC repair - not required
- Speak to property owners to explain needed repairs and gain approval for work
- Keep records of all repairs and costs
- Basic appliance repair preferred
- Communicate with office staff
- Sheetrock repair and painting
- Flooring repair
- Mowing lawns (seldom)
- Hauling garbage (seldom)
- Work well with office staff when reconciling receipts, invoices, custom bids, etc.

Job Qualifications:
A minimum of 1 year of maintenance / handy man experience
A valid driver's license required
Required to provide own (basic) hand tools
Must be knowledgeable in plumbing, basic electrical, paint/drywall and flooring repair
Ability to work 40 hours per week.
Ability to work independently with minimal supervision
Excellent time management skills; ability to prioritize work functions
Strong communication and interpersonal skills
Considerable knowledge of residential property maintenance and repair
A positive, team-oriented attitude
Provide superior quality of work.
Must pass criminal background check

We provide turn rental property in the Dallas Fort Worth metroplex. The cap rate is rarely used as a measurement for our clients. Most investors look at the cash on cash return or the rent to purchase price ratio. I believe these are quick and easy way to judge investments. It is also easier to understand to novice investors.
