Financing Options in the greater Dallas area for 1st buyer

1st time home buyer here looking at the greater Dallas area (Arlington, Dallas, Lancaster, Fort Worth, Carrollton, Garland, Kaufman, Desoto Cedar Hill, Grand Praire, Duncanville, Alvarado, Ennis, and Mesquite) ideally for a duplex or Triplex under $190k. If I cant get a small multi family a condo or single family would be fine too! If someone could educate me on hard money options and local lenders in these areas that would be helpful!
