You will get a variety of answers to your question depending on who you ask. Each approach has pros and cons. For a cash purchase you have no loan payment to make when you have a vacancy. Using leverage you can potentially buy a place in a nicer area which may command higher rents. Whatever you do keep an emergency fund for repairs. Use this site to read and network. Go to in person REIA meetings and really start learning Baltimore. Adding a key word search on BP for "Baltimore" will help. Reach out anytime. Cheers to your success!

Thanks @Damion Gerald for this post.  I located the Charles County list and see the tax sale occurred in April 2016.  Were you able to determine which properties in the list were sold during the auction and which did not?

I use erentpayments.com you can set up for direct debit from the tenants checking account or they can call to make payment via phone. The tenant can also elect to have their payments reported to their credit bureau to build credit. One way to encourage on time payments is to offer a rent Concession for payments made one or before the 1st of the month.
