@Leon Chappell have you considered South Carolina? I know an investor there buying 30kish houses, putting in 10-20k and renting for 800-900 per month. Or is there another option closer to you that is less risky than Baltimore?

Baltimore is block by block. What's the address? I bet it's near a murder or otherwise in a high crime zone.

yes @Juan Rodriguez exactly. And screen hard,  hold out for the perfect tenant. Get a place you can afford on your own so you're not forced to compromise on the quality of your tenant selection.  Also look up house hacking this is what this is commonly called on BP.

I understand your desire to live "rent" free. Many in this area say multi family's don't cash flow as well as single family units. Have you considered buying a single family with and basement and renting it out? That's what I do and the rent pays for 2/3rds of my mortgage.

@Alex D. not sure your price point, risk tolerance or intended margins but have you looked into Baltimore or Richmond? Also @Lisa Phillips is someone you can look up who has a you tube series and has invested in both of those markets (sub30k) without living there. Hope this helps

@Stephen Miller I like the creativity in this approach.  However, if you line up a buyer prior to auction close, the buyer will know it's available via HUDstore.  What stops them from bidding against you and avoiding your wholesale fee?

Hi @Jae Ham i don't have any experience with this but I'd been wondering if there was a market in Baltimore for short term rentals around the hospitals with people coming in for treatments. I heard something about this on a BP podcast one time.

@Ned Carey you mention the U&O, seller got one in his name. Do I need to have it switched into my name in order to register with the city?
