@Ozzy Sirimsi thanks for sharing your experience. I have both the inside and outside plans currently. The inside one is more expensive not sure if I need it but definitely keeping the outside one after seeing your story. I had 2 back ups within 2 weeks of each other at one property.

@Ozzy Sirimsi that's awesome! Can you tell us what the issue was and if you purchased both the inside and outside protection plans from Home Serve.  I'm trying to figure out if I need both.

Thanks @Ned Carey and @Shawn Ackerman for your replies. I was referring to the more practical matter as Ned discusses. Here there are often multiple wholesalers for one property so I've been wondering how often it happens.

@Shawn Ackerman once a wholesaler has the house under contract what stops the seller from getting under contract with a different buyer for more money?

@Greg Parks very detailed analysis! I would run a scenario where you don't live in the property but rent the entire thing to one family (more conservative than renting rooms and renting rooms can be tricky especially if the landlord isn't living there). I say this because I house hack but don't cash flow; however I'm living almost rent free! But I didn't buy for the purposes of renting and could barely cash flow if I moved out. Which is OK because I bought for appreciation and because it was a house I wanted to live in so when I'm ready to move my exit strategy will be to sell it but in the meantime house hacking gives me great tax deductions and about a 2/3 savings on "rent". I hope this makes sense. Reach out anytime.  I buy and hold in Baltimore and wholesale in Maryland if I can be of help in anyway.

All the best on your new journey!

Hi @Benny D. welcome to Bigger Pockets!! There are lots of local DMV and especially Baltimore investors active on BP. I invest in buy and holds in Baltimore and I wholesale properties all over Maryland. Please let me know if I can help. Have you thought of doing in flips in Maryland?

All the best,

Kim

Hi @Yi Zhao welcome to Bigger Pockets!  I'm a buy and hold investor and wholesaler in PG and Charles County.  Charles County is just south of the PG County boarder and you your numbers would fit well there as well.  I'll PM you to get your contact info so I can add you to my buyers list.

Here's to our success!

Kim
