@Chris Mason the HELOC is actually on the investment property. The bank calls it that but to be clear it's a line of credit.

Thanks @Bobby Burches and @Chris Mason is the benefit of this approach to avoid the seasoning required with a traditional refi? I also purchased a cash property for buy and hold. I'm getting a HELOC on it to avoid the high MD closing costs. My plan is the use the HELOC to purchase my second and group them together for one larger refi loan. Can you say how the delayed financing approach would compare?

@Brittnee Robinson thanks for posting this. I'm learning alot from this thread. Please let us know how things turn out. And congratulations on scoring a Multifamily in Baltimore City. Folks say they are rare. You say it's a good deal so that's even better! I sent you a PM to connect further as I will be purchasing a Multifamily family to renovate and live in one of the units within the next year.

Hi @James Danchus i looked at properties for rent near mine in North County and contacted those property managers.  I didn't want property management but needed an on call repair service and possibly tenant placement in the future. I was happy with Hello Dolly. Tech showed up as agreed, work was good and price was reasonable

@Raymond Hunce my realtor writes offers which require a response within 48 hours. Also during your inspection period you can back out even if you haven't paid for an inspection so no cost other than you and your Realtors time.

Hi @Raymond Hunce there are many more  experienced Baltimore investors on BP who will likely respond. My view on offers is - submit and forget, on to the next. Kind of like job applications, do your due diligence to make it the best offer you can then move on to the next house/position until you hear something back. Best of luck!
