BALTIMORE MARKET... I need your help

I have $50,000 and I'm looking to purchase my first investment property in Baltimore. I'm lost because I don't know if I should purchase a Sub 30k property in cash or should I try to find finance for the property. Any information from you guys will really help me out.

Do your homework in Baltimore... You can go from a great area to real bad area very quickly. Suzie at Crabby Homes and @Ned Carey here on BP were very helpful when I was looking.
