New Investor in Southern Maryland!

Hello! I'm a new investor in Southern Maryland looking to buy my first investment property. I've been reading, listening to the podcasts, and just trying to increase my knowledge in general. I'm a web developer by day, bought my home 5 years ago and ready to build an investment portfolio based on buy/hold and fix/flip both here and in Pittsburgh ( I have family there).
