@Thomas Liggio PSL and other parts of Treasure Coast are definitely good options. As property prices increase the natural gaze shifts northwards along the coastline. Also, I have found that as Miami residents get older, they move North - and I mean from Miami to Palm Beach and then Palm Beach to Treasure Coast. I've met so many families that have done that!

Let me know what kinds of opportunities in those areas are most suited to your goals (such as the Long Term Hold)

you already have a head start by thinking about this stuff at a young age.  Keep absorbing and take your first steps with a mentor-type helping along the way.  The employment history is a huge part of things as well.

Hey @Gerard Aliberti  When you say you're reading about 20-30% inflated, what is that in comparison to and what market data was used to correlate those results?  Always be careful about what you are reading in regards to the housing market.  Local conditions here (South FL) are showing a fast paced market with less properties for sale than anytime in the last 15 years.  The low inventory doesn't cross the same way into multifamily so I am unsure if that is what your looking at doing.  For single family investments, they can be found and it all depends on what your goals/KPIs are.   There are no reasons to cause the South FL market to dip anytime soon.

Hey Connor, I love helping with this type of scenario.  While this is a duplex-dominated market there are 3 and 4 unit options along with possible hidden opportunities as well.  Broward and Palm Beach Counties will offer good selections and first we would need to know more about where you want to live and how much that matters vs the investment side of the equation.  Sent you a connection request.

If the margins are tight, it may not be wise to put in impact windows.  If you can't offer the complete impact discount then pass on it altogether and let the new owner do the windows later.
