If you live in the property you can claim homestead exemption which will save you about $1000 per year on your property taxes.

Otherwise, your taxes won't change being in state or out of state.

The 2% guidance is good for the SE section of FL(Miami-Dade, Broward, Palm Beach). Verify county by county.

@David Maggard make sure your lender is cool with it being vacant. Some want performing properties only. This sounds awesome!

There are many complexes that allow this in South FL from Miami, Hollywood, Ft. Lauderdale, etc. While your just starting this exploration, I would love to get you the info you need to research the area as an option. I'll send you a connection request.

@Sumner Rabin you can get properties that will cashflow and while that's the case you should know South FL is more of an appreciation play versus high cashflow. Happy to discuss the details.

@Mikeal Lyew i have experience selling in Lauderhill and it can be VERY tricky depending on the association and community she owns in. I would love to send you some tips to pass on, so please reach out when you have a moment. The request of the association to get more investors is beyond awkward and out of the ordinary, though I can't stress enough how backwards a few of the associations in Lauderhill are.

@Albric Rosa most lenders will not allow you to get a loan to cover downpayment.

However, there may be other creative ways to achieve what you want to do. House hacking is an excellent way to break into the market!

The first lauderdale area also has little variations whether it's the South Side, near Wilton Manors, Pompano, etc. Would love to discuss further in greater detail.
