@Ruth R. Hello and I understand your predicament. I would actually have to say that this is a case by case basis and if your tenant lease is already ending, there are several peaceful ways to have the tenant move upon the sale of the hone without having to carry the cost of the home for even a month while it sells. I would be happy to go through the steps with you. I am doing it for another client right now just up the road in Port Saint Lucie as well.

@Mark Seery use some of it as down payment on another house and possibly another chunk on buying into a syndication or other passive investment vehicle.

I was able to help a client find good terms for a $1.5M multifamily in Miami with financing about 3 weeks ago on the CRE side. Biggest thing I have seen on residential is foreign national loan product have dried up. What type of financing product are you looking for?

@Jose Centeno that’s BS. In the United States, seller is expected to pay commissions. It’s a national standard. Don’t put up for that. If a Buyer agent wants to protect their 3% fine - as long as they prove their value it may be worth compensating a small amount to offset a discounted listing. If they are just opening doors and nothing else don’t overpay

Didn’t read everyone else’s replies be if the contract selects payment as cash and there is nothing checked or selected that mentions a financing contingency or appraisal contingency your buyer is out of luck. They can appraise after closing. OR you can let them appraise because it doesn’t matter what the report says

@Alex Moazeni no action until lease is up. Hopefully your lease specifies that if a room is painted it is to be returned to the neutral/previous color as before. If not, deposit time.
