Hi @Shulammite Ng I recently helped a BP user buy a duplex FHA in Fort Lauderdale and we were able to see the numbers work. Would be happy to go over that and other areas covering the South Florida market and need to know more so I don't ramble on in the forums.

@Jt Marting correct. Jupiter is in our service area and I have family that have become snowbirds in the North Palm Beach area

Right, so with this development, you several years out due to permitting/planning still being done and the project is yet to break ground.  I agree its an exciting project and the local builder is really bringing a part of the "next wave" of new construction to the area rather than just Lennar and the other national companies.  Would be happy to go over some of the other local new construction developments to see where buyers have seen good appreciation once the projects are completed.

Miami is more of an appreciation market vs strictly cashflow. Are you only looking at City of Miami or also other areas in South Florida?

Happy to speak with you as you put the team together. Coconut Grove and Coral Gables are great areas. To identify a building in that area will take some work and it's completely doable.
