@Donna Hampton makes a good point. How do you foresee the management and operation of the property? Do you want to use it part time? Full blown rental? Long term? Etc etc. lots of particulars to hash out for a question like that. Happy to discuss further.

House hacking down here will greatly depend on what YOU want to live with as a residency situation.  Do you want to rent out rooms in a house?  Do you want to do a duplex or similar and live inside one unit?  Any thoughts?

Many multi family investors get a property under a signed letter of intent, LOi, first. Then you will have approximately 1 to 2 weeks to visit the property, perform due diligence, and then lock it up with a binding purchase agreement. In Florida, this is done very infrequently.  Offers are generally negotiated sight unseen with a due diligence period written into the contract.  Adjustments are then re-negotiated during the due diligence period or you cancel the contract.

You need a very high level of trust with the realtor because they will most likely be relied on more for insight, advice on vendors, etc.  Being able to do virtual walkthroughs is a must for agents these days.  It also makes it easy where you only fly out after its under contract.  Save the time and money going back and forth!
